Tips on Sealing Some of the Leakiest Areas



If you notice a draft through an outside wall electrical outlet, it must be sealed. (Some inside wall outlets can also provide leakage paths, so check them as well.) Turn off the power to the outlet by turning off the circuit breaker or removing the fuse. Check to make sure the power is disconnected by turning on a lamp.

You will obtain a better seal if you caulk the gasket before installation. Place child safety plugs in seldom-used outlets. Some foam pads come with a gasket that fits on the safety plug.

If you are installing an electrical outlet during a renovation, get a good seal by placing it in a special plastic box that is available from many hardware or electrical supply stores. Caulk the penetration for the wire, and seal the new air and vapour barrier to the edge of the box.

Liquid Roof; The Best EPDM Rubber For RV Roof's

Liquid roof coatings are aftermarket products designed to extend life, seal leaks, or merely provide a heat reflective or aesthetic function over existing roof surfaces. There are many products on the market ranging from asphalt based products, rubber solution [Hypalon, Neoprene, Silicone], water based Acrylic and other emulsions, and chemically curing systems such as urethanes and now Liquid Roof®. Choosing the right product requires some knowledge of the strengths and weaknesses of each.
The most widely used coatings for RV Roof Leaks Repair are Acrylic elastomeric products. These are easy to use, have good weatherability and cure quickly in warm weather. The weakness of these products, however, comes from the fact that they are water-based emulsions which makes them vulnerable to sudden showers or freezing temperatures soon after application, and they have inherently poor resistance to ponding water. Another drawback for the Acrylic products is that they do not work over single ply EPDM membranes.

How to Inspect Your Roof

The best preventative maintenance for your roof is to perform visual inspections of the roof surface at least twice a year (Spring/Fall), and after any major storm (wind, rain, hail, snow) or construction project. This will help you to identify any potential problems that may come up. It is important to remember that traffic on your roof should be kept to a minimum as shingles are brittle, especially in extreme hot or cold temperatures. Instead of walking the roof, use a pair of binoculars to get a closer view of the roof surface. Here is what you should be checking:

Shingle Surface: Inspect the general surface of the roof. First, look for signs that the shingles may be lifting, loose or even missing. Check to make sure that the roof surface is free of all debris (leaves, garbage, twigs etc.). It is important that you do not power wash your roof! This can cause significant damage. Use a leaf blower or garden hose to remove debris. Look for mold, moss or algae – these occur more commonly in damp climates and often accumulate along the ridge or near the eaves or shaded areas of the roof. Look for exposed nails, hail marks, or missing granules (bald spots).

Flashings: Inspect all flashings around chimneys, vents, plumbing stacks, skylights, walls and valleys looking for rust, cracks, or other openings where water may enter. Look also for flashings that may have lifted from the surface of the roof. If you can see deterioration, call us right away to provide a more thorough inspection or repair.

Surrounding Vegetation: Look for areas where vegetation has grown over or is touching the roof surface. Trim back any overhanging branches. Shaded areas encourage moss and fungus growth and can encourage ice dams and run-off problems.

Building Exterior: Check your home for signs of shifting or settlement. Cracks in the structure (inside or out) are signs that there could also be cracks in the roof. Look to make sure that overhangs, soffit, fascia and downspouts are in good condition. Check your eaves-trough to make sure they are unclogged and free of debris.

Underlayment, when wet, wrinkles, and needs to be dried before applying the shingles. The roof's wood deck needs to be dry before applying underlayment. Even morning dew poses a risk against the roofer, so be sure to check that the roof surface, all equipment and materials are dry before beginning a job, and that there is no risk of rain or high winds that day.
Working on a roof requires extra caution. The surface is usually slick, sloped, and well above the ground. Following are some precautions to take when making roof repairs:
• Don't walk on a roof any more than is necessary or you
may cause more damage. Don't walk on tile and slate roofs at all—they're slippery and breakable.
• Let a professional make any repairs on a steeply pitched roof—one that slopes more than 25 degrees or rises more than 4 vertical inches for every 12 horizontal inches.
• Wear loose, comfortable clothing and non-slip rubber-soled shoes with good ankle support.
• Work on the roof only in dry, calm, warm weather. A wet roof can be treacherously slick; a sudden wind can knock you off balance.
• Never work on the roof when lightning threatens.
• Be careful not to put your weight on brittle or old roofing materials or rotted decking.
• Stay well away from power lines and be sure neither your body nor any equipment comes into contact with them. Keep children and pets away.
