Inspect your roof leaks and get repair with Liquid Roof Coatings

There are all kinds of roofs. Surface Preparation:
EPDM Coatings/Liquid Roof/Liquid Rubber may be applied on roof decks, gutters, structural steel, air conditioner enclosures, cooling towers, galvanized steel, unit heater flues, smoke stacks and chimneys, fiberglass and non porous masonry surfaces. Surface to be coated should be clean, dry and structurally sound. Fasten loose areas with adhesive (contact cement) or pop rivets. Oil or wax must be completely removed.
All surfaces to be coated should be clean and dry. Remove peeling paint and brittle caulking. Heavy build ups of asphalt roof cement should also be removed. Tighten any loose fasteners and replace those which are severely corroded. Repair or replace roof panels damaged by storms. Remove heavy rust with abrasive discs or wire brushes. Power washes all surfaces to be coated and allow drying thoroughly. Caulk all gaps wider than 1/16 inch which are not expansion and contraction slip surfaces.

Remove loose portions of existing coatings and brittle caulk with scraper and wire brush before using Liquid EPDM. Whatever still has good adhesion may remain to be re-coated.
Rusty or pitted metal should be wire brushed to remove loose oxide. Tightly adhering corrosion may be recoated. Asphalt based aluminum coatings should be removed as much as possible by wire brush or abrasive disc. Roof cement should be removed and replaced with butyl caulk where necessary.

Repair torn rubber by re-gluing loose areas with contact cement. Coat exposed edges with contact cement to prevent solvent absorption from Liquid EPDM Roof/Liquid EPDM Rubber. A rubber patch may be applied over torn area if desired. Remove chalk from white rubber membrane by brushing with a detergent solution followed by a water rinse or working surface with a stiff brush. Smooth metal or plastic surfaces should be roughed up to improve adhesion of Liquid Roof/Liquid Rubber A de-glossing solvent may work on some plastics.
For Large Commercial Projects: Airless or Air Atomized spraying, Airless equipment needs only one hose from pump to gun but must generate 3500-4000 psi pressure and is limited in the length of hose which can be used because of high pressure drops. Air atomized equipment requires two hoses to the gun making it more cumbersome to maneuver plus the addition of a compressor.

How to Inspect Your Roof

The best preventative maintenance for your roof is to perform visual inspections of the roof surface at least twice a year (Spring/Fall), and after any major storm (wind, rain, hail, snow) or construction project. This will help you to identify any potential problems that may come up. It is important to remember that traffic on your roof should be kept to a minimum as shingles are brittle, especially in extreme hot or cold temperatures. Instead of walking the roof, use a pair of binoculars to get a closer view of the roof surface. Here is what you should be checking:

• Shingle Surface: Inspect the general surface of the roof. First, look for signs that the shingles may be lifting, loose or even missing. Check to make sure that the roof surface is free of all debris (leaves, garbage, twigs etc.). It is important that you do not power wash your roof! This can cause significant damage. Use a leaf blower or garden hose to remove debris. Look for mold, moss or algae – these occur more commonly in damp climates and often accumulate along the ridge or near the eaves or shaded areas of the roof. Look for exposed nails, hail marks, or missing granules (bald spots).

• Flashings: Inspect all flashings around chimneys, vents, plumbing stacks, skylights, walls and valleys looking for rust, cracks, or other openings where water may enter. Look also for flashings that may have lifted from the surface of the roof. If you can see deterioration, call us right away to provide a more thorough inspection or repair.

• Surrounding Vegetation: Look for areas where vegetation has grown over or is touching the roof surface. Trim back any overhanging branches. Shaded areas encourage moss and fungus growth and can encourage ice dams and run-off problems.

• Building Exterior: Check your home for signs of shifting or settlement. Cracks in the structure (inside or out) are signs that there could also be cracks in the roof. Look to make sure that overhangs, soffit, fascia and downspouts are in good condition. Check your eaves-trough to make sure they are unclogged and free of debris.

Application Tips for Liquid Roof

The true Liquid EPDM rubber available in the market is Liquid Roof. The advantages that this liquid rubber coating offers are countless. It is waterproof, has high compatibility with almost all types of surfaces, very flexible and elastic and can withstand a large temperature range from -62 degrees F to 300 degrees F without cracking.

There are some tips which must be kept in mind before applying liquid rubber on your roof. Be aware that it is a 3 to 6 hrs process, excluding the surface preparation time. Once the liquid EPDM Rubber is applied, it takes around 16 to 20 hours to dry up. Therefore proper management of time is necessary. Careful planning regarding weather conditions should be done as well, i.e. one should plan to work on days when the rain is not expected because although Liquid Roof will immediately waterproof, even when wet, avoid heavy rain until it is completely dry to the touch which means 16 - 20 hours after application. To be on the safe side, one can say that a full cure will be achieved in 4 - 10 days after application, in consistent 70 deg. F.

The extensive and useful spray and application characteristics of liquid roof make it very unique and different from the other coatings. Surface preparation before application of liquid roof is a compulsory step because this is done to ensure that there are no holes, gaps, seams, and tears on the roof and if there, they should be repaired before application. Any potential weak areas should be reinforced and asphalts or silicone type of caulking on the roof / surface should be removed as well. The roof should then be thoroughly dried.

Properly catalyzing the liquid rubber with a pre-measured catalyst according to instructions is very important. Always try to apply a single coat of the product for best results Liquid rubber penetrates through small surfaces and pores despite the fact that it has high consistency. Use a squeegee or a roller for flat surfaces. Spread with a squeegee and then level it with a short nap roller. The liquid roof can easily be applied to areas which are small and difficult to access e.g. chimneys, roof flashings, pipes, fish ponds etc with a paint brush. Application of a 20 mil layer of the liquid roof is recommended for efficient results.
